Face brick, render and the Perth sun
Many Perth homes are face brick, so an exterior paint job is often about the eaves, fascias, gutters, window frames and doors rather than every wall. Rendered homes and feature walls are a bigger job, especially on north and west faces that cop the afternoon sun. UV breaks paint down, so it fades, chalks and cracks sooner on those walls.
Prep decides how long the finish lasts: washing off dust and chalk, filling cracks in the render, spot-priming bare patches and choosing a quality exterior paint. Lighter colours absorb less heat than dark ones, which is easier on render and timber alike. Near the beach at Cottesloe or Scarborough, salt on the walls needs washing off before any coating goes on.
Bore stains and timing the job
Garden bores are common in Perth, and the iron in bore water leaves orange stains wherever the sprinklers hit: walls, fences, render and paving. Paint straight over them and they bleed back through. A painter will treat the stain, seal it with a stain-blocking primer and then topcoat, and it’s worth adjusting the sprinklers so they stop hitting the wall.
Timing matters too. Exterior paint struggles in the middle of a hot summer day, when it dries before it can level out, and wet winter weather stops outside work altogether. Autumn and spring are the easy seasons, so book early if you want the outside done then. Interiors can be painted year-round.
Painter registration in WA
WA sets a low bar for registration. In Perth and most of the state, anyone you contract to paint your home for more than $1,000 must be a registered painting contractor, so almost any whole-room repaint needs one. The PC number should be on the quote; type it into the free WA Online Licence Search, which Building and Energy runs, to see whether it’s current. If a registered painter’s work turns out faulty, you can also take a complaint to Building and Energy. Our WA licence checks page shows what the record tells you.
House painting prices in Perth
Perth tends to be one of the more affordable cities for painting, thanks to all that brick and render. As a guide, a single room costs $400 to $1,000, a three-bedroom interior $3,500 to $8,000, and a single-storey brick or rendered exterior $4,000 to $12,000. Weatherboard and double-storey homes need more prep plus scaffolding or a lift, so they often run $8,000 to $20,000. Painting a tile or metal roof is usually $3,000 to $8,000 once it’s cleaned and repaired. Ask each painter to spell out the surfaces, the paint and the number of coats, so the quotes line up. The painter price guide has more job prices.
