Sizing for Sydney: the west runs hotter

On a summer afternoon, Penrith, Blacktown and Campbelltown are often several degrees hotter than Bondi or Manly, and that changes what size system a room needs. West-facing glass, a dark roof, thin ceiling insulation and a top-floor unit all add heat load too. A proper installer works out the load room by room instead of picking a size from floor area alone, so a living room in Penrith may need a bigger unit than the same room near the coast.

Near the water, the problem is humidity more than raw heat, so a system with a good dry mode earns its keep. A reverse-cycle system heats as well as cools, so if it’s replacing a gas or electric heater, compare the heating capacity too and not just the cooling figure.

Terraces, units and the neighbours

Where the outdoor unit goes is often the hardest part of a Sydney install. On a narrow terrace it might end up on a back roof, a rear wall or a side passage barely wide enough to walk down, which can mean longer pipe runs and extra brackets. NSW noise rules limit how loud an air conditioner can be inside a neighbour’s home at night, so keep the outdoor unit away from their bedroom windows where you can.

In a strata block, the outdoor unit usually sits on a balcony or an external wall, which affects common property. Check your by-laws and get the owners corporation’s approval in writing before booking, including where the pipes and the condensate drain will run.

Two licences to check in NSW

Air con work needs two checks in NSW. The installer needs a NSW air conditioning and refrigeration licence from Building Commission NSW for any job, whatever its value, apart from plug-in portables. Anyone handling the refrigerant also needs an Australian Refrigeration Council licence, which you can confirm on the ARC licence check. Search the NSW licence on the Verify NSW licence check.

The air con licence only covers limited wiring tied to the unit. Bigger electrical work, like running a new circuit from the switchboard, needs a licensed electrician. Our NSW licence checks page explains each lookup.

Air con prices in Sydney

Sydney installs sit around the national ranges. For one split system, supplied and installed, most quotes land between $1,500 and $3,000; if you’ve bought the unit yourself, fitting it is usually $600–$1,500. Expect about $4,500–$11,000 for a multi-head setup and $8,000–$18,000 for ducted reverse cycle in a typical house. A dedicated power circuit adds around $250–$450, and a yearly service is $120–$300. The air con price guide covers sizes and extras.

Air-con / HVAC in Sydney: common questions

How much does it cost to install an aircon in Sydney?
A single split system usually costs $1,500 to $3,000 supplied and installed in Sydney, depending on its size and how far the pipes have to run. If you've already bought the unit, installation alone is typically $600 to $1,500. Ducted reverse-cycle systems run $8,000 to $18,000 for most houses. A high wall bracket or a new circuit adds to it.
How much do Bunnings or Harvey Norman charge to install air con?
Big retailers like Bunnings and Harvey Norman offer installation through contracted installers, usually priced as a package for a basic back-to-back job, and the advertised figure covers only that simple install. Longer pipe runs, a bracket up high, a new circuit or taking away the old unit are charged as extras. Ask for the full written price, and check the installer's NSW and ARC licences either way.
Is it better to oversize or undersize an air conditioner?
Neither. An undersized unit runs flat out on a 40-degree day in western Sydney and still struggles. An oversized one cools the room fast, switches off, then starts again, which wastes power and leaves the air clammy because it never runs long enough to pull out the humidity. Ask the installer for a heat-load calculation for each room.
Do I need strata approval to install air con in my unit?
Usually, yes. The outdoor unit, the pipes through an external wall and the condensate drain normally affect common property, so most owners corporations want to approve the location first, often under a by-law. Ask your strata manager what the building allows, get approval in writing, and give the installer a copy so they quote for the approved spot.
When is the best time to book an air con install in Sydney?
Spring, or early autumn if you're mostly after heating. Once the first heatwave hits, Sydney installers book up quickly, so waiting until you're already hot can mean a longer wait and less choice of install dates. If you already have a system, book its pre-summer service around the same time so any problem shows up before you need it.
