Handyman jobs in Sydney apartments

Apartment living is normal across much of Sydney, and it changes how a handyman works. Hanging a TV, shelves or a heavy mirror on a concrete or brick wall needs a hammer drill, the right anchors and a scan for pipes and cables first. It also means booking the lift, finding somewhere to park and sometimes giving the building manager notice, so mention all of that when you ask for a price.

Most of the small stuff is straightforward on the strata side. Hanging pictures and putting up blinds count as cosmetic work under NSW strata law, which an owner can do without asking the owners corporation, but check your by-laws for noise hours and contractor access before the drill comes out.

Sticking doors and cracked cornices

Older Sydney houses move. Clay soils across much of western and south-western Sydney swell after heavy rain and shrink in dry spells, and both timber-framed and brick homes end up with doors that bind, gaps under skirtings and fine cracks in cornices. A handyman can plane a door, rehang a gate and patch the plaster. Cracks that keep growing, run diagonally from window corners or are wider than a few millimetres need a builder or engineer to look at the footings first.

Clearing the gutters on a single-storey home before the summer storms is another handy booking, and it’s a good one to tack onto a longer list.

What a Sydney handyman can legally do

NSW doesn’t license handymen as such, but the work itself is still covered by the rules. Any single job over $5,000 in total, GST included, needs a contractor licence in the right class, such as carpentry or tiling. Electrical, plumbing, gas and air con work need a licence at any value, so a handyman can put your TV on the wall, but the new power point behind it is an electrician’s job. Any licence can be looked up on the Verify NSW licence check, and our NSW licence checks page explains which regulator covers what.

Handyman rates around Sydney

Handymen in Sydney usually charge at the dearer end of a national range of around $60–$110 an hour. Most set a minimum of roughly $80–$150 for a first visit, and booking a half day ($250–$500) or a full day ($450–$900) works out cheaper per hour. Mounting a TV is usually $100–$250 plus the bracket. Getting across Sydney can eat up time, so check whether the clock starts when they leave home or when they reach you. The handyman price guide has more jobs and prices.

Handyman in Sydney: common questions

How much does a handyman charge per hour in Sydney?
Most Sydney handymen charge toward the upper end of the $60 to $110 an hour range, plus a minimum charge of about $80 to $150 for the first hour or a quick call-out. Experience, tools and travel all move the rate. For a small fixed task, like mounting a TV, many will give you a set price instead of an hourly one.
How much should a handyman charge per day in Sydney?
Expect $450 to $900 for a full day of labour, or $250 to $500 for half a day. In Sydney, a day booking often beats several short visits on value, because you pay for the travel and the minimum charge once. Agree on the job list and who buys the materials beforehand so the invoice holds no surprises.
What is the best way to find a good handyman?
Look for an ABN, public liability insurance and recent reviews from real jobs, and ask what they won't do. A good handyman will tell you straight away that a new power point or moving a tap needs a licensed electrician or plumber. Get a written price for your list before they start. Or tell us the jobs and we'll match you with one we've checked.
Can a handyman work in my strata unit without approval?
For cosmetic work, yes. Under NSW strata law, an owner can hang pictures, fill small holes and cracks in internal walls, fit handrails and replace blinds or curtains without the owners corporation's approval. Hard floors, new wiring and anything involving waterproofing need approval first. Your building may also have by-laws on noise hours, lifts and contractor access, so check before booking.
What do people usually book a handyman for in Sydney?
Common requests include mounting TVs and shelves, assembling flat-pack furniture, fixing sticking doors, patching plaster, re-siliconing showers, repairing flyscreens and clearing gutters. Renters and landlords book end-of-lease touch-ups, and sellers often book a day of small fixes before photos and inspections. If your list mixes small fixes with licensed work, the licensed parts need the right trade.
