Rentals, holiday lets and body corporates

Holiday apartments, investment units and family rentals all generate a steady stream of small repairs on the Gold Coast. Queensland’s minimum housing standards have applied to every tenancy since 1 September 2024. Among other things, a rental must be weatherproof and structurally sound, have working locks or latches on external doors and on any window that can be reached without a ladder, and keep its fixtures and fittings in good repair. A handyman is often the quickest way to fix a broken latch, a torn flyscreen or a loose handrail before it turns into a dispute.

Short-stay owners and property managers usually want work done between guests in a tight window, so be clear about keys, access and timing when you book. In unit blocks, anything on common property, like a shared gate or a corridor door closer, is a body corporate job, so check before you pay for it yourself.

Sand, salt and humidity

Coastal living is hard on the small stuff. Sand builds up in sliding door tracks and wears out the rollers, salt corrodes flyscreen mesh and hinges, and humidity lets mould creep into shower silicone. Swapping rollers, re-meshing screens in stainless steel near the beach, and stripping and replacing tired silicone are everyday handyman jobs here.

Once storm season is over, gutters packed with leaves and grimy paths and driveways often join the list. Gutter cleaning on a single-storey home is usually fine for a handyman; for a steep or double-storey roof, ask what height safety gear they use.

Where a handyman’s work stops

In Queensland, a handyman can take on general building work worth up to $3,300 in labour and materials without a licence. Anything over that needs the right QBCC licence, which you can check on the QBCC licensee register. Plumbing, drainage, gas and electrical work always need a licensed tradie, whatever the size, so a handyman can’t legally move a tap or replace a power point.

Smoke alarms are a handy example. A handyman can fit sealed 10-year battery alarms, but replacing hardwired ones is electrician’s work. Our Queensland licence checks page sets out who licenses what.

Handyman rates on the Gold Coast

Most handymen here charge around $60–$110 an hour, with a minimum charge of about $80–$150 that covers a short visit or the first hour. A half day usually costs $250–$500 and a full day $450–$900, which gives you the most for your money on a long list. Mounting a TV is typically $100–$250, re-siliconing a shower $120–$300 and repairing flyscreens $80–$200.

Handyman in Gold Coast: common questions

What is the typical hourly rate for a handyman on the Gold Coast?
Most Gold Coast handymen charge around $60 to $110 an hour, much the same as in Brisbane. Expect a minimum charge of roughly $80 to $150 for the first visit, however quick the job turns out to be. Some price simple tasks, like mounting a TV, at a fixed amount. Materials such as brackets, silicone and plaster are usually extra.
What is the minimum charge for a handyman?
Usually around $80 to $150, which pays for the trip and a short first block of time, often up to an hour. Because you pay it either way, it makes sense to save up a few jobs, such as a sticking door, a torn flyscreen and a wobbly shelf, and have them all done in a single visit.
How much should a handyman charge per day?
A full day typically costs $450 to $900 and a half day $250 to $500. Those rates usually work out cheaper per hour than several short visits, so they suit a rental changeover or a long to-do list. Write the list down beforehand, agree on who buys the materials, and ask what happens if the jobs run over time.
Does a handyman need a licence in Queensland?
Not for small general jobs. A handyman can do building work worth up to $3,300 in labour and materials without a QBCC licence, but bigger jobs need one. Plumbing, drainage, gas and electrical work need a licensed tradie however small they are, so a good handyman will tell you when a job is outside what they can legally do.
Can a handyman get my rental ready for new tenants?
Yes, for most of the small stuff. A handyman can repair latches and locks, fix flyscreens and blinds, patch walls, re-silicone showers and clear gutters, which helps keep a property in line with Queensland's minimum housing standards. Anything electrical, plumbing or gas related needs a licensed tradie, and bigger repairs over $3,300 need someone with a QBCC licence.
