Common roofer jobs in Canberra

  • Hail damage repairs: cracked tiles, dented sheets and broken skylights after a summer storm
  • Leaks around flashings, valleys and chimneys on 1960s and 70s brick veneer homes
  • Re-bedding and re-pointing ridge capping on concrete and terracotta tiled roofs
  • Clearing gutters and valleys choked by autumn leaves from deciduous street trees
  • Roof restorations booked into the dry, mild months between spring and autumn
  • Tile-to-Colorbond re-roofs with sarking and an insulation blanket under the sheets
  • Lifting and refitting solar panels so the roof underneath can be repaired
  • Gutter guards and sealed gaps on homes backing onto bush or grassland

Hail, frost and falling leaves

Canberra roofs get a bit of everything. Summer thunderstorms can carry hail, and the January 2020 hailstorm left plenty of homes across the city with cracked tiles, dented metal and smashed skylights. After a storm, photos of the damage taken by a roofer from up on the roof are far more useful to your insurer than a guess from the lawn.

Winter brings a quieter problem. On frosty nights, a metal roof with nothing underneath can collect condensation on the underside of the sheets, which then drips onto the ceiling. If you’re replacing tiles with Colorbond, ask the roofer to include sarking or a foil-faced insulation blanket under the new sheets.

Then there’s autumn. The older suburbs of the inner north and inner south are lined with deciduous street trees, and their leaves end up packed into gutters and valleys. A blocked valley is fine until the next downpour sends water back under the tiles and into the roof space, so a clean-out before winter is cheap insurance.

Much of the housing in Belconnen, Woden, Weston Creek and Tuggeranong dates from the 1960s to the 1980s, often brick veneer with concrete or terracotta tiles. After 40 years or more, cracked ridge pointing and tired flashings are the usual suspects when a ceiling stain appears.

Blocks near the bush

Plenty of Canberra’s edge suburbs back onto nature reserves, pine forest or grassland, and the ACT maps those areas as bushfire prone. If your block is in one and your re-roof needs building approval, the new roof has to be built to AS 3959 for your block’s bushfire attack level (BAL), which covers details like sealing gaps where embers could get in. Your building certifier can confirm what applies. Even where it isn’t required, keeping gutters clear before summer is worth doing.

Who needs a licence for roof work in the ACT

There’s no separate roofing licence in the ACT, so for repairs, look the business up on ABN Lookup and ask to see its public liability certificate. A full re-roof is different: it needs building approval and a licensed builder, who you can look up on the Access Canberra builders register. Anything involving solar panels needs a licensed electrician to disconnect and reconnect them. If your home was built before about 1990 and has fibro eaves or a fibro roof, assume it may contain asbestos, which only a WorkSafe ACT licensed removalist should touch. Every ACT register is linked from our ACT licence checks page.

Roofers in Canberra: common questions

How much does it cost to replace a roof in Canberra?
Replacing the metal roof on a typical single-storey Canberra home usually costs somewhere around $8,000 to $20,000, and Canberra quotes tend to sit toward the top of that range. Swapping tiles for metal, a steep or two-storey roof, new gutters or asbestos removal all push it higher. A full re-roof also needs building approval and a licensed builder in the ACT.
How much does a roof leak repair cost in Canberra?
Most leak repairs cost around $250 to $1,000. Replacing a few cracked tiles or resealing a flashing sits at the cheap end, while a rusted valley or hail damage across a whole roof face costs more. If the leak is hard to find, some roofers charge an inspection fee of roughly $100 to $250 and credit it against the repair.
What's the best time of year to replace or restore a roof in Canberra?
Spring through to autumn. Roofers need dry days to work safely, and restoration coatings need mild temperatures to cure properly, which rules out a lot of frosty winter mornings. Summer brings thunderstorms, so allow a little slack in the schedule. If water is already coming through the ceiling, though, get it patched now and plan the bigger job for the right season.
How often do roof tiles need replacing?
Far less often than people expect. Concrete and terracotta tiles generally last for decades. What wears out sooner is the mortar pointing along the ridges, the flashings and the odd tile cracked by hail or a careless foot. That's why most older tiled roofs need repairs or a restoration rather than a complete set of new tiles.
Is it okay to pressure wash a tiled roof?
It's a normal part of a professional restoration, but it isn't a DIY job. Too much pressure can strip the surface off old concrete tiles, crack brittle ones and drive water under the laps into the roof space. Working at height is the bigger risk. A roofer will check the tiles first and adjust the pressure to suit them.
How do I find a good roofer in Canberra?
Ask for a written, itemised quote with photos of the problem, proof of public liability insurance and a workmanship warranty. Be cautious with door-knockers who turn up after a hailstorm. For a full re-roof, make sure a licensed builder is involved and building approval is sorted. needatradie does the ABN, insurance and review checks for you, then puts you in touch with one local roofer.
