- Tile-to-metal re-roofs on brick-and-tile homes
- Whirlybirds and vents to get the heat out of the roof space
- Roof condition reports before you buy
Storm season and Gold Coast roofs
Most of the urgent roofing work on the Gold Coast arrives between late spring and early autumn, when severe storms roll in with hail, strong wind gusts and short bursts of very heavy rain. Hail cracks tiles and dents sheets, wind lifts ridge caps and loose flashings, and a downpour finds every gap the other two left behind. After big events such as the Christmas 2023 storms through the northern suburbs or ex-Tropical Cyclone Alfred in March 2025, demand for roofers jumps overnight.
That makes the dry winter months the time to get ahead. A roofer can clear the gutters and valleys, re-fix loose sheets, replace cracked tiles and check the ridge pointing before November. If storm damage does happen, photograph it from the ground, keep any temporary tarping receipts, and ask the roofer for a written report with photos, which your insurer will usually want to see.
Salt air, sun and bushland
Within a few hundred metres of the surf, salt spray eats into metal roofing, gutters, screws and flashings far faster than it does in Nerang or Mudgeeraba. If you’re re-roofing near the beach, ask for sheeting and fixings rated for a marine environment, such as BlueScope’s Colorbond Ultra steel, and make sure copper or lead isn’t draining onto Zincalume, because mixing those metals speeds up corrosion. Rinsing the salt off sheltered areas the rain never reaches helps the roof last.
Inland, the bigger worry on a concrete tile roof is UV. Years of strong sun break down ridge pointing and old coatings, which is why re-pointing and restorations are such common jobs in the brick-and-tile suburbs. Up in the hinterland, homes in a mapped bushfire-prone area may need a new roof to meet the AS 3959 construction rules for the block’s bushfire attack level (BAL). Ask your roofer about ember screens and sealing gaps before you sign.
QBCC licences for roofers
Above $3,300 in combined labour and materials, Queensland roofing work must be done by a QBCC licensee. Metal roofs call for the Roof and wall cladding class and tiled roofs for Roof tiling. Neither covers painting a roof, so a restoration that ends in a recoat may involve a painting licence too. Search the QBCC licensee register for the roofer, then read the licence classes listed against their name to be sure one fits your roof. For other Queensland trades and registers, see our Queensland licence checks guide.
Roofing costs on the Gold Coast
Prices here track Brisbane’s closely. Roofers charge around $60 to $110 an hour but usually quote per job. A leak repair typically costs $250 to $1,000, a restoration $3,000 to $8,000, and a new metal roof for a single-level home about $8,000 to $20,000. Coastal-grade materials and steep or two-storey roofs push quotes up. The roofing price guide lists more jobs. Use its ranges to sense-check a quote, not as a quote themselves.
One licensed roofer, matched to your roof
Let us know what the roof is doing and the suburb it’s in. A roofer from your end of the Coast gets the job only after we’ve checked their QBCC licence, insurance, ABN and reviews, and your phone number stays with that one business. How we match roofers explains the process, our Gold Coast page lists the other trades, and the free quote form takes a couple of minutes.
